When you're ready to sell the ranch, experience matters.

I help ranch owners from West Marin and the Sonoma Coast across to Petaluma and Sonoma Mountain decide when and how to sell — the kind of complex transactions that take patience, perseverance, local knowledge, and meticulous attention to detail. Forty years of them.

A confidential first conversation.

North Bay Ranch Land is What I Know

My family has been in real estate here since 1963, when my father Herbert and uncle Paul started the business. Four generations of Bundesens raised their families on the same land I still live on today. When part of our own family ranch came to market for the first time in nearly a hundred years, I understood what that meant — not just as a broker, but as someone who's lived it.

I ran the family brokerage for thirty years before deciding to focus exclusively on what I enjoy most: working directly with clients navigating the sale or purchase of ranch and rural property. Williamson Act contracts, conservation easements, water rights, multi-generational ownership — these aren't abstract concepts to me. They're the kind of details I help you work through carefully, every single step of the way.

How I take your ranch to market

Marketing a ranch is part diligence, part fieldwork, and part reach. Here's the work I do, in the order I do it.

Due Diligence

The pre-listing file — what a serious buyer’s attorney, CPA, and lender ask for before they go to escrow.

  • Zoning & permitted use
  • Septic, wells, springs
  • Reservoirs & water rights
  • Title reports
  • Easements & certificates of compliance
  • Conservation restrictions

Tools

How I show the ranch to buyers who can’t fly out to walk it themselves.

  • Aerial photography
  • Drone flyover video
  • Topographic & parcel maps
  • LiDAR, soil, & slope analysis
  • Off-road access to the back forty

Marketing

Reach — getting the ranch in front of the buyers who actually transact at this level.

  • Dedicated property microsite
  • MLS placement
  • Land.com & Lands of America
  • LoopNet & Crexi
  • Top Agent Network
  • Print property packets

In their words

Ranch transactions are personal, detailed, and often emotional. These are comments from clients I’ve worked with on rural property, ranch, and land transactions.

Where I Work

I work the country closest to home: Petaluma, Two Rock, West Marin, the Sonoma Coast, and the Sonoma Mountain corridor. In these markets, the details matter — water, access, soils, improvements, easements, leases, and long-term land use.

Before you sell or buy a ranch

A few of the topics that come up in nearly every ranch transaction. Written to help owners and buyers understand the records, restrictions, and practical questions that shape rural property decisions.

Start with a direct conversation

Whether you are preparing to sell, evaluating a ranch purchase, or simply trying to understand the current Sonoma and Marin ranch market, I am glad to talk through the details and help you decide what a sensible next step looks like.

I work deliberately, selectively, and discreetly. If there is a fit, we can talk through what needs to be prepared, verified, or better understood before you move.
