I've worked with ranch owners, buyers, families, trusts, companies, and agricultural operators across Sonoma and Marin counties for decades — through land-use changes, economic cycles, and the rise of conservation easements that now define how this country trades.
Petaluma, by birth
I grew up on ranch land in Petaluma. My father and my uncle Paul Bundesen ran a working ranch when much of the Two Rock corridor was still dairies and cattle operations. I went to local schools, came back from college, and got my California real estate license in 1985. My broker license was issued in 1989 — DRE #00902729, licensed and active today.
My family worked Sonoma County agricultural land for three generations before I entered real estate. That history matters here because the ranch business in this region runs on relationships that span decades. Buying a ranch from a family that's owned it for sixty years isn't a transaction — it's a transfer of trust that has to be earned before the first walking tour.
What kind of broker
I represent both sellers and buyers in ranch transactions across Sonoma and Marin counties, with focus areas in Petaluma & Two Rock, West Marin (Tomales, Nicasio, Valley Ford, Dillon Beach), the Sonoma Coast (Bodega, Bodega Bay, Occidental), and the Sonoma Mountain corridor. My work concentrates on properties between 25 and 1,500 acres — too large for residential agents, too unique for a generic commercial broker.
What I don't do: high-volume transactional brokerage, IDX-feed listings, generic open houses, or properties outside the agricultural-land niche. I typically carry three to six listings at a time and represent two or three buyers in active search. I have support staff for transaction administration, but no team of subordinate agents — every showing, every negotiation, every diligence call is mine.
