1. Who this policy covers

This Privacy Policy applies to sonomamarinranches.com, operated by Karl W. Bundesen, a licensed California real estate broker (DRE #00902729), affiliated with Century 21 Epic (CA DRE #02242126). Throughout this policy, "we," "us," and "our" refer to Karl W. Bundesen and his immediate support staff acting on his behalf.

2. What information we collect

We collect limited voluntary and technical information. That typically includes:

Contact details you submit through our inquiry form or email — name, phone, email, and any context about the property or search you share.
Communication content — messages, voicemails, texts, or emails you send.
Basic server and technical data — browser type, pages visited, approximate region, IP address, request URL, and user agent may be processed automatically by our hosting provider (Cloudflare Pages) for security, delivery, and troubleshooting.

We do not knowingly collect financial-account numbers, Social Security numbers, drivers' license numbers, biometric data, geolocation more precise than city, or other sensitive personal information categories defined under California Civil Code §1798.140(ae) through this website. If you need to share those as part of a transaction, we will handle them through a secure channel outside the website.

3. Service providers we use

Some functions of this site are powered by third-party processors. We name them here:

Cloudflare, Inc. — hosts the static site (Cloudflare Pages), provides edge caching, TLS termination, bot mitigation, and receives contact-form submissions through a server-side Pages Function before forwarding them by email. Cloudflare may collect basic server logs (IP address, request URL, user agent) under its own privacy policy at cloudflare.com/privacypolicy.
Web3Forms — if enabled for near-term production email delivery, forwards contact-form email notifications to Karl. Web3Forms' privacy policy: web3forms.com/privacy.
Resend, Inc. — if enabled for production email delivery, sends contact-form email notifications to Karl. Resend's privacy policy: resend.com/legal/privacy-policy.
Google LLC (Google Fonts) — serves typography assets. Google Fonts may log the IP address of requests; no cookies are set.

We do not currently run advertising, analytics, or remarketing pixels on this site. If we add any in the future, we will name them here before launching them.

4. How we use information

Respond to your inquiry about a property, market, or service.
Follow up with relevant information (new listings, market context, due-diligence steps) when you've asked us to.
Coordinate with the brokerage, title company, attorneys, or specialists involved in a transaction you've initiated.
Meet our record-keeping obligations under California real estate, brokerage, and tax law.

5. Who we share information with

We do not sell your personal information, and we do not share it for cross-context behavioral advertising as defined under the CPRA. We share it only with:

Our brokerage (Century 21 Epic) and affiliated agents when required for transaction administration or compliance.
Transaction partners you've authorized — title, escrow, appraisers, counsel, lenders, inspectors — only to the extent needed to move your transaction forward.
Service providers listed in §3 above, under reasonable confidentiality arrangements.
Regulators, courts, and tax authorities when disclosure is legally required.

6. How long we keep information

We retain inquiry communications for as long as our active relationship with you continues, plus a three-year tail after the last meaningful interaction, to maintain context for follow-up conversations and recordkeeping. Transaction-related records are retained for the period required by California real estate and tax law. Cloudflare may retain server and security logs under its own privacy policy and account settings.

7. How we protect information

We keep reasonable physical, technical, and administrative safeguards to protect your information against loss, misuse, or unauthorized access. The site is served exclusively over HTTPS with HSTS preload enabled. No method of internet transmission or electronic storage is 100% secure; we cannot guarantee absolute security.

8. Your California rights (CCPA / CPRA)

If you are a California resident, you have the right to:

Know what personal information we have collected about you and how we use it.
Access & portability — request a copy of the personal information we hold.
Delete the personal information we have collected, subject to legal exceptions (e.g., transaction records we must retain).
Correct inaccurate personal information we hold.
Limit our use of sensitive personal information (we do not collect sensitive PI through this site).
Non-discrimination — we will not discriminate against you for exercising any of these rights.

9. Do Not Sell or Share My Personal Information

We do not sell or share your personal information for monetary or other valuable consideration, and we do not use it for cross-context behavioral advertising. Because we do not sell or share, there is no opt-out signal to honor. If you believe we have done so in error, contact us at the email or phone above and we will investigate.

10. Children's privacy

This site is not directed at children under 13 (under COPPA) or under 16 (under CCPA), and we do not knowingly collect information from minors. If you believe we have collected information from a minor, contact us and we will delete it.

11. Past-sale property photos & takedown requests

Photographs of past-sale ranches and properties on this site are shown for historical context — to illustrate the kinds of transactions I have represented. Most images were taken by DDL Imaging (Wayne Dunbar) under a written use grant to Karl Bundesen, or by Karl directly. Subjects of any past-sale photo who would prefer their property's images removed may request takedown by emailing [email protected]. Reasonable takedown requests are honored.

12. Changes to this policy

If we materially update this policy, we will post the revised version here and update the "last updated" date at the top. Material changes will not be applied retroactively.
